Mall Culture and its Place in the Indian Environment

Indians are no longer afraid to dream. Why, some farmers in Maharashtra got together to float a company to build a special economic zone out of their farmlands. In Punjab, a few aggressive farmers have dared to take on the retail might of the likes of Reliance, and Soubhagya, with their very own retail ventures.

This in a nutshell, is the developing Indian retail story that is luring investors, domestic and foreign, to make a pitch for a portion of the great Indian market , its growing and ever-hungry consumers, and their apparently insatiable demand for all the good things in life -- from groceries to vegetables to fancy gadgets to fancier cars . The purchasing power comes from the growing industry and services sectors, and a small section of the rich agrarian buyers.

If one looks at Gurgaon, adjacent to the union capital of New Delhi, any weekend presents a chaotic picture with traffic congestions and huge crowds of visitors crowding the twenty odd big malls that it houses. And this is only Gurgaon. At the other end of Delhi in the East is Ghaziabad in Uttar Pradesh which also boasts sprawling malls.

Sales and bargain deals, attractive prizes, and schemes are the sure fire success formulae that the shopkeepers and showroom and super bazaars use to lure visitors in huge numbers. Malls are a mega hit.

And in fact, it is the semi-urban areas, small towns and cities, described as Tier II and Tier III towns (say an Amritsar or a Moga in Punjab, or Indore in Madhya Pradesh, or Nagpur in Maharashtra, or Pune for that matter) that are powering the retail revolution which is sweeping the urban and rural areas. Malls, the temples of consumerism are cropping up everywhere. These malls have changed the way people are shopping. They are teaching them how to appreciate the good things of life. ‘Comfort’, ‘style’, ‘convenience’ and ‘cool’, are only some of the words used by the shoppers introduced to the mall culture.

And no one is complaining. Not the mall owners, not the shopkeepers, and certainly not the marketing men and women of the big brands. Malls are the battlegrounds where the brands, small, medium and big, the known, the not-so-well-known and the wanna-be ones, fight it out for the consumer’s attention. And the consumer is ‘loving it’ and asking for more.

Yes, this is one culture that consumers are happy about. So happy that no one seems to mind the 'unplanned expenditure' incurred by an outing to such an enticing place. They enjoy air-conditioned comfort, availability of a range of merchandise under one roof, and a one-stop family entertainment arena.

While the consumer is thus slowly getting hooked onto the mall culture, the owners of the malls are hardly complaining. Actually, they are busy planning the erection of new malls, and the more the merrier seems to be motto of the moment. Given the rate at which malls are coming up, the commercial as well as residential real estate business is spiraling upwards. The range and scope of the economic activity generated from mall culture promises many things to many people.

Other than offering shoppers more value for money, the scale of operations generates employment opportunities, direct and indirect, for thousands of people.

India was to have some 350 malls out of which nearly 250 were planned in tier II and tier III towns, taking this revolution further. Now there is a new association of big brands that has come together to give brand loyalists something to cherish, aspire for, and much, much more. Gurgaon alone hopes to play host to some 150 odd malls.

But are all the investors who rushed into the mall business happy? Are the returns coming in? Going by the mall traffic on weekdays, this seems highly unlikely. Barring the ones that have hit the big time and built a stable, loyal customer base, the shop owners and showroom managers are worried. Worried, as the Indian customer is yet to vote for malls when it came to making concrete purchases that translate into turnovers and profits. He still votes for the friendly, neighbourhood ‘kirana’ stores when it comes to groceries, and for the shopping complexes where he has been shopping all his life.

For the big buyers, say for weddings, or corporate purchases, the preferred venues are still the traditional markets like the Johari Bazar in old Jaipur city where bargaining still rules. Trust and faith still matter the most. Mall owners and shop owners in the malls, wish that all visitors (often a visit to a mall is just seen as entertainment) would turn into customers. It’s no surprise that more than half of the malls report substantially poor occupancies, resulting in a depression in rentals.

The investors are not the only cribbers. Town planners are at their wits’ end trying to figure out where to fit in all the traffic and how to cope with the pressures on infrastructure that is already under severe pressure. If power is a perpetual problem, then parking blues refuse to go away, what with the addition of several thousand new vehicles adding to the Indian roads each day.

These are the problems that any politician, economist or administrator laments about as India drives along the development superhighway, punctuated with modern marvels – designer glass structures that seem to touch the skies, and a dazzling display of the fierce battle of brands .

Reasons for syndicated lending

Like insurance, a loan is an assumption of risk. For a certain class of loan, with certain rules, the bank might believe that it is likely that 5% of all borrowers may go bankrupt. If the bank's cost of funds is a hypothetical 5%, the bank needs to charge more than 10% interest on the loan to make a profit. In general, banks and the financial markets use risk-based pricing, charging an interest rate depending on the risk of the loan product in general or the risk of the specific borrower. The problem with larger businesses loans, however, is that there are fewer of them. So, if the bank has the only large business loan and if that business happens to be one of the 5% that defaults, then the bank loses all its money. For this reason, it is in the best interest of all banks to split, or "syndicate" their large loans with each other, so each get a representative sample in their loan portfolios.

A second, often criticized reason for syndicating loans is that it avoids large or surprising losses and instead usually provides small and more predictable losses. Smaller and more predictable losses are favored by many management teams because of the general perception that companies with "smoother" or more steady earnings are awarded a higher stock price relative to their earnings (benefiting management who is often paid primarily by stock). Critics, such as Warren Buffett, however, say that many times this practice is irrational. If the bank could still get a representative sample by not syndicating, and if syndication would reduce their profit margins, then over the long term a bank should make more money by not syndicating. This same dynamic plays out in the investment banking and insurance fields, where syndication also takes place.

To avoid the borrower having to deal with all the syndicate banks individually, one of the syndicate banks usually acts as an Agent for all syndicate members and acts as the focal point between them and the borrower.

Direct marketing is a sub-discipline and type of marketing. There are two main definitional characteristics which distinguish it from other types of marketing. The first is that it attempts to send its messages directly to consumers, without the use of intervening media. This involves commercial communication (direct mail, e-mail, telemarketing) with consumers or businesses, usually unsolicited. The second characteristic is that it is focused on driving purchases that can be attributed to a specific "call-to-action." This aspect of direct marketing involves an emphasis on trackable, measurable positive (but not negative) responses from consumers (known simply as "response" in the industry) regardless of medium.

If the advertisement asks the prospect to take a specific action, for instance call a free phone number or visit a website, then the effort is considered to be direct response advertising.

In India, Future group derives significant economies of scale in managing their supply chain. With more than 170000 products, the company maintains a strong supplier relationship in a partnership mode, avoiding the exploitative supplier – buyer transactional philosophy. The IT enabled back-end operations and supply chain management increases the reliability and efficiency of the business.

As part of the operation, Future Group is also undertaking to reduce its warehousing costs through a consolidation process. In a country like India, where most retail stores are located in the heart of the city—where rents are high and storage space is scarce—supply chain management has even more serious business implications. Future Logistics now handles two-and-a-half million SKUs (or stock keeping units) a day across the Future Group's various retail formats around the country. By 2010, this number is expected to increase to more than 30 million SKUs a day. Even with 98% accuracy, some 600,000 pieces will not be delivered correctly, resulting in an estimated sales loss of more than Rs 4 crore a day.

The biggest driver in consumer logistics is going to be zero defect in managing the supply chain. While infrastructure, technology, automation, processes and people will all play an important role, zero defect can only be achieved through vertical integration across the entire supply chain—from raw material supply, production, wholesale and retail. The different parts of the supply chain will no longer be able to work in silos as they do today.

Importance of Supply Chain and Logistics Management

One of the most important challenge in organized retail in India is faced by poor supply chain and logistics management. The importance can be understood by the fact that the logistics management cost component in India is as high as 7% -10% against the global average of 4% - 5% of the total retail price. Therefore, the margins in the retail sector can be improved by 3% - 5% by just improving the supply chain and logistics management.

In India, with demand for end-to-end logistics solutions far outstripping supply, the logistics market for organised retail is pegged at $50 million and is growing at 16%. It is expected to reach $120-$130 million by 2010. Organised retail on the other hand is growing at 400% and is expected to reach around $30 billion by 2010.Even supply chain and logistics firms like Hong Kong based Heng Tai Consumables and ABS Procurement Co and ACM China (the greenhouse specialist) is also eying the opportunity for managing the supplies.

The supply chain management is logistics aspect of a value delivery chain. It comprises all of the parties that participate in the retail logistics process: Manufacturers, Wholesalers, Third Party Specialists like Shippers, Order Fulfillment House etc. and the Retailer. Here, logistics is the total process of planning, implementing and coordinating the physical movement of merchandise from manufacturer to retailer to customer in the most timely, effective and cost efficient manner possible. Logistics regards order processing and fulfillment, transportation, warehousing, customer service and inventory management as interdependent functions in the value delivery chain. It oversees inventory management decisions as items travel through a retail supply chain. If a logistics system works well, the retail firm reduces stock outs, hold down inventories and improve customer service – all at the same time.

Logistics and Supply Chain enables an organized retailer to move or store products more effectively. Efficient logistics management not only prevents needless movement of goods, vehicles transferring products back and forth; but also frees up storage space for more productive use.

Retail analysts say on-time order replenishments will become even more critical once the Wal-Mart/ Bharti combine begins operations - the American retailer works almost entirely on cross-docking and is likely to demand higher service levels, including potential levies for delays in shipment.

The efficiency and effectiveness of supply chain and logistics management can also be understood by the fact that m odern retail stores maintain lower inventories than traditional retail. In India, generally in the traditional kirana stores, three weeks inventories are kept; while in a modern retail store like Hypercity, it's nine days and it's under two weeks for Food Bazaar. Now, it is beneficial for both the manufacturer as well as the retailer. If we go through the following food supply chain in India, we find that a lot can be improved by maintaining the supply chain and logistics.

Food Supply Chain in India:

In India, about 60 percent of food quality is lost in the supply chain from the farm to the final consumer. Consumers actually end up paying approximately about 35 percent more than what they could be paying if the supply chain was improved, because of wastage as well as multiple margins in the current supply structure. The farmer in India gets around 30 percent of what the consumer pays at the retail store. Compare this with the situation obtaining in the USA, where farmers can receive up to 70 percent of the final retail price and wastage levels are as low as 4 to 6 percent. One can easily understand the benefits that could be generated from emulating those practices and tapping that expertise for the supply chain in India.

As supply chain Management involves procuring the right inputs (raw materials, components and capital equipments); converting them efficiently into finished products and dispatching them to the final destinations; there is a need to study as to how the company's suppliers obtain their inputs. The supply chain perspective can help the retailers identify superior suppliers and distributors and help them improve productivity, which ultimately brings down the customers costs. At the same time, Market logistics helps planning the infrastructure to meet demand, then implementing and controlling the physical flows of material and final goods from point of origin to points of use, to meet customer requirements at a profit.

Till now most retailers in India have invested majorly into the front end, but relatively little on the back end and supply chain. Even in countries like the USA, Germany and England, where organized retail is highly developed; supply chain efficiency is a major concern. The nature of retail sector in India is different from other countries around the world. The organized retail sector in India is highly fragmented and there are huge inefficiencies in the supply chain.

The most important part of retailing business is to find a balance between investing in front-end and back-end operations. The channel dynamics is going to change over next couple of years as the retailers start growing in size and their bargaining power is likely to increase. Probably that would bring some kind of mutual understanding between manufactures and retailers to develop strong supply chain network. In such a scenario, both the existing operators and new operators must put collaborative efforts to phase out inefficiencies in the supply chain network.

Now, let us try to find out what efforts are being taken up by the big retailers in India like Future Group with retail stores like Big Bazaar and Pantaloons, Reliance Retail and Wal-Mart & Bharti to improve the efficiency and effectiveness of supply chain and logistics. We will also try to find out the changed role of Agriculture Produce Marketing Cooperatives and third party sourcing firms.

A feasibility study is a preliminary study undertaken to determine and document a project's viability. The term feasibility study is also used to refer to the resulting document. The results of this study are used to make a decision whether or not to proceed with the project. If it indeed leads to a project being approved, it will — before the real work of the proposed project starts — be used to ascertain the likelihood of the project's success. It is an analysis of possible alternative solutions to a problem and a recommendation on the best alternative. It, for example, can decide whether an order processing be carried out by a new system more efficiently than the previous one.

Technical feasibility study

This involves questions such as whether the technology needed for the system exists, how difficult it will be to build, and whether the firm has enough experience using that technology. The assessment is based on an outline design of system requirements in terms of Input, Processes, Output, Fields, Programs, and Procedures. This can be qualified in terms of volumes of data, trends, frequency of updating, and other areas in order to give an introduction to the technical system.

Schedule Feasibility study

This involves questions such as how much time is available to build the new system, when it can be built, whether it interferes with normal business operations, type and amount of resources required, dependencies, etc. Contingency and mitigation plans should also be stated here so that if the project does over run the company is ready for this eventuality.

Cultural Feasibility study

In this stage, the project's alternatives are evaluated for their impact on the local and general culture. For example, environmental factors need to be considered.

Legal Feasibility study

Not necessarily last, but all projects must face legal scrutiny. When an organization has either internal or external legal counsel, such reviews are typically standard. However, a project may face legal issues after completion.

Marketing Feasibility study

This will include analysis of single and multi-dimensional market forces that could affect the commercial, along with the company that is carrying out the feasibility achieving more and more reputation as they have carried out safety checks which allow the system to run appropriately.
